Where People Are Moving (Hint: Where It’s Warm)

As a native of the Northeast, I never really understood why and how much people wanted to move to warmer climates. Now in middle age, exiting perhaps the longest winter ever, I completely get it. A recent report from Redfin shows that housing prices are up 13 percent over last year. The cities that saw the greatest gains were:

  • Jacksonville - up 21.1% year over year (YOY)

  • Austin - up (+17.9%)

  • Charlotte (+17.3%)

  • Phoenix (+16.1%)

  • Sacramento (+14.8%)

  • The next five cities were: Detroit, Milwaukee, Riverside, Calif., Providence, RI and West Palm Beach, Fla. Each of those metros saw market-value increases of more than 12%.

If you want to nerd out on some of the data, Redfin has a pretty amazing data center where you can look at migration. For example, if you want to see who is moving to Austin, 27.6 percent of the inflow is coming from the Bay Area. Clearly, the allure is not just the warmer weather but the lower tax burden and lower housing costs.
